Glacier Real Estate Finance provides mortgage and equity financing for commercial and multi-family real estate owners throughout the Pacific Northwest.

We arrange permanent, construction and bridge loans with life insurance companies and other institutional sources for a variety of property types, including office, apartments, retail, industrial, self storage, medical facilities, hotels and others. Loan sizes vary from $1 million to over $100 million. We structure each loan to optimize borrower requirements including fixed rate terms up to 10 years or more, amortizations up to 30 years, flexible prepayment choices or other preferred terms. Glacier has the market knowledge, experience, and resources to provide customized and competitive financing under any market condition.

Glacier has historically emphasized life insurance companies as an important funding option for our commercial lending assignments. Life companies often provide the lowest interest rates in the marketplace for fixed rate products. Life companies tend to emphasize the real estate in their underwriting and frequently offer non-recourse provisions and other deal-specific enhancements to their loan structures.

Glacier is a servicing correspondent for twelve life company sources. This represents an important benefit to our borrowers by providing direct Lender contact through Glacier’s servicing group over the life of the loan.

In addition to our correspondent lenders, Glacier has relationships with many institutional sources including other life companies, pension funds, banks, multi-family and senior housing agencies (FNMA and Freddie Mac), small business lenders (SBA) and rural lenders (USDA).
